Here are some good examples of how hotels, B&Bs, lodge parks, etc. make it clear they're adults only.
General rule: always state the minumum age and say no infants, no babies.
1. 'As an adult only site, no persons under the age of 18 years are permitted to stay including babies, infants and children. Persons found to be breaking this rule will be asked to leave immediately and billed for additional cleaning costs'. Exemplary clarity.
2. '...is an adult only bed and breakfast and children are not permitted to stay at any time. We do not have the facilities to accept babies or children under the age of 18 years and any party with a member under this age will not be permitted to stay, however the cost of your full booking will still be charged should you arrive and attempt to check in with a child.' Now those are clear T&Cs.
3. An 18+ logo (18+ in a circle) at the top of each page is a good shorthand way of getting the message across, as
here.
If only all adults only places had T&Cs like this. Beware places that say adults only but nothing else: it can be just
a wheeze enabling them to charge adult prices for under 16s.
The footer on every page of this one has 'exclusively for adults and older children 16 and over'.
And this one has 'No children under 18' at the bottom of every page.
This homepage says it in the first paragraph and their booking terms give the age limit.
These T&Cs make it clear: 'Guests arriving with babies, children under 16 or pets will be refused entry and the full cost of your stay will be charged'.
This homepage sets the scene and then the T&Cs '...is for Adults only (over the age of 16). NO CHILDREN are allowed under any circumstances' makes it crystal clear.
Here it's on the homepage popup and there's a panel on the right hand side of every page saying 'Please note we do not accept children younger than 16 years old. Younger children will be refused entry'.
The first paragraph on the homepage says adults only and the terms & conditions again make it very clear.

Anyone looking for somewhere that's definitely going to be adults only will be reassured by this sort of clarity.
Adults Only Hotels Website Suggestions
Some places claim to be adults only but state no age limit - a red flag that prompts us to ask. The most bizarre reply we've had so far is:
"I would like to inform you that our hotel is adults only, however we are quite flexible and we can accommodate children. Please be informed that we are happy to welcome them for free up to the age of 2 years old, however we do not provide any extra beds."
And we had this from an 'adults only' lodge park: "Although we say we don’t allow children, we don’t mind if they are under 12 months old at the time of the stay".
And finally we didn't need to ask this one, its description says it all: "Did you know that Dolgoy Cottages is exclusively an adult-only holiday destination? We welcome babes in arms (under 3 years of age)..." What? Bonkers. In case you're thinking this surely can't be real here's their website.
Needless to say neither of those made it onto our website.
